About the Area


The Eastwood Village Redevelopment Area is a 1,000+ redevelopment site created as an adaptive reuse of Fort Myers' former wellfield.

Located southwest of the Dr. Martin Luther King, Jr. Boulevard (State Road 82) - Ortiz Avenue intersection and extending south to Colonial Boulevard, most of the redevelopment area's property is owned by the City of Fort Myers. The 1,032.86-acre redevelopment area consists of around 550 acres of the former wellfield, as well as the Eastwood Golf Course, Calusa Nature Center, Boston Red Sox Training Facility, the City’s Public Works Facility, City Nursery and Fire Training Facility, and several commercial lots along Dr. Martin Luther King, Jr. Boulevard.
 
The City began exploring concepts for the adaptive reuse of the former wellfield in the early 2000s. After several options were explored, it became clear that the City's overriding need was for a true mixed-use/mixed-income development with critical workforce home ownership opportunities.

As a result of this realization, the City advertised for developers to redevelop the former wellfield site in late 2003/early 2004. An added consideration for developers was that the wellfield site had been designated a Brownfield Area by City Council on November 3, 2003, which meant the land would be safely cleaned up as part of its new use. In February 2004, the City entered into an agreement with a private developer to create a mixed-use/mixed-income planned-unit development called Eastwood Village.

When Eastwood Village is complete, it will have distinctive traditional neighborhoods with tree-lined streets, parks, trails and bikeways; a balanced transportation network; and a well-placed commercial village with office, retail, civic, and residential uses working together to create a sense of place. Eastwood Village's lovely neighborhoods will not only be a delight to the eye, however, but will provide much-needed workforce housing specifically aimed at employees working within the City of Fort Myers as part of its overall plan.
